A major development has been given approval in the centre of Brighton with a hotel, housing and office space set to be built on the land off Fleet Street that is currently used for car parking.
The piece of land, which is known as Block J, is part of the Brighton Station development and is seen as the last part of the New England Quarter to receive planning permission.
Brighton and Hove City Council has approved a plan from Square Bay Properties to build on the site which is below the station and Jury’s Inn Hotel.
A 94 room hotel will be built, which the applicant claims will create 50 jobs, while 147 homes are to built on the site, with 53 of those described as ‘affordable’ and aimed at those on the housing waiting list.
There will also be 3000sqm of office space that could house 200 jobs in a prime location just minutes from the train station.
The council has made developers contribute £337,000 for the benefit of improving the area around the station, £200,000 on local education services, £95,000 for training and employment and £150,000 will be used to fund the development of the nearby Level park.
The site, which will be made up of buildings ranging from five to eight storeys, will include 50 parking spaces and 200 cycle racks.
The news will be a blow to dozens of commuters and nearby office workers that use the affordable, if slightly treacherous, car park.

In 2005 a proposal for the site that would have seen a 42-storey office tower built was rejected by the council.
Chair of the planning committee Councillor Phelim MacCaffery said: “The development brings much-needed homes and jobs in some eco-friendly buildings.
“It will also be excellent to get these new short cuts into the station for cycles and pedestrians, making getting to the train so much easier for so many people.”
